HOW TO APPLY:
- Make an appointment to view apartment. Give Lisa a call or text 513-541-8687 Monday-Friday 9-6!
- Simply print the Rental Application (above) out and bring the following items listed below to your appointment to view the apartment (preferred) or Ask Lisa for a paper application when you arrive at your appt and pay your $20 app fee.
You are also welcome to mail or OR drop off copies in our 24 hr drop box with application fee payable to: Brian Everingham at 5928 Belmont Ave. Ofc Cincinnati OH 45224-2377 (located just inside the back basement door). However, setting up a showing first and placing an application in person is the preferred method.
BE SURE TO BRING:
- $20 credit /background check application fee for the main applicant. ($30 if applying for 3BR or 4BR) Additional applicants are FREE. We accept cash (in person), personal checks, or money orders payable to Brian Everingham. We also accept credit/debit cards (in person) for $2 more.
- a photocopy of photo ID (or text or email picture)
- proof of income (i.e one recent paystub from last 14 days, award letter, etc.) If at job less than 6 months this calendar year, then bring last paystub from last job and/or last year’s W2s. (or text or email screenshot or picture)
- give this Reference Form to current and/or previous landlords or owners of homes you’ve lived in and have them return it to us.
QUALIFICATIONS ***PLEASE READ BEFORE APPLYING
*Main Applicants must be 19 years or older. Everyone 18 years and older living there must fill out a separate application (it’s free!) Only the main applicant pays App Fee.
*Main Applicant must have been earning 3x the rent each month over the last 12 months in Gross Monthly Income (or 2.3x rent in Net “Take Home” Income or SSI/SSD). Sorry, We do not accept section 8 or other vouchers, 3rd party checks, or housing assistance. Also we typically do not combine incomes. Note: If applicant has other significant obligations (dependants, debt), then gross income must be 3x rent+debt.
*We look for no negative rental history (including money owed to previous landlords, failure to follow community rules, chronic late payments, eviction filings in last 3 yrs, etc.) and We require verification of last 5 years of where you have lived. This can be done by having current and previous owners of homes you’ve lived in complete and return our Rental Reference Form. Preference given to those with previous, positive rental experience in their name from a third party, verifiable landlord. Typically DO NOT ACCEPT first time renters, especially for 2+ bedroom apartments. Note: If a First Time Renter, then preference given to those with 12 months at same job.
* We look for no criminal background or other trouble with the law, other than traffic violations, especially in the last 5 years. Cannot have any outstanding fines, fees, be required to register address with law enforcement, and must have completed any probations and been “restored to citizenship” at least 3 years ago with an otherwise clean record in last 5 years.
LEASE TERMS: All pricing is based on a 12 month lease. Click on the word “Lease” if you wish to view a sample copy of our LEASE with all the rules, regulations and lease terms we require.
PETS/ANIMALS: We do accept up to two (2) cats at most locations with prior written consent. $45/month fee 1st cat, $10/mth 2nd cat. All other Animals or Pets require prior written approval. Sorry, we do not allow dogs as pets.
